St. Modwen, the UK’s leading regeneration specialist has re-submitted an outline planning application for its £105m Firepool development in Taunton.
Pete Davies, Senior Development Manager for St. Modwen, said: “Following an extensive review process with the planning authority and relevant consultees, we have now reached this key point in delivering the mixed-use regeneration scheme at Firepool. We hope to secure planning consent in the summer which will enable development delivery preparations to move forward positively through 2017. The Outline planning application includes plans to deliver a vibrant mix of uses which include restaurants on the waterfront, cinema, hotel, offices, high quality retail units, foodstore and new homes.
Outline planning consent is the next essential key milestone in the delivery of Firepool, which is already under development on the South side of the river, with 49 new riverside homes completed alongside Pip’s Park and Viridor’s 27,000 sq ft office HQ building. Firepool is a critical link in the chain of Taunton’s wider town centre regeneration plans and one of the biggest mixed-use schemes in the region, with the potential to create in excess of 1,800 jobs.”
The application is available for inspection at Taunton Deane Borough Council’s offices in Belvedere Road, Taunton, and online at www.tauntondeane.gov.uk.
Consultations are about to start on the major development of one of Taunton’s key regeneration sites – Firepool.
St. Modwen, Taunton Deane Borough Council’s development partner for the site and the UK’s leading regeneration specialist, is hosting consultations on 11 and 12 September* before a planning application is submitted, giving the public a chance to comment on the Firepool proposals.
Pete Davies, Senior Development Manager for St. Modwen, said: “Firepool is a vital link in the chain of Taunton’s wider regeneration plans and one of the biggest mixed-use schemes in the region, with the potential to create in excess of 1,800 jobs. The comprehensive mix of uses will include offices, hotel, residential development, cafes / bar-restaurants on the waterfront, cinema, supermarket and high quality shopping.
“The upcoming public consultation marks an important stage in the redevelopment of the site and both St. Modwen and the Council would encourage as many people as possible to come along and express their views on the proposals and ask any questions they may have.”
Part of the £105m Firepool site is already under development with 49 new riverside dwellings, comprising of 45 apartments and four 4 bedroom family homes being delivered. Waste company Viridor has also established its headquarters at Firepool alongside Pip’s Park.
“Taunton is one of the fastest growing towns in the region and has the advantage of excellent road and rail links, top quality schools and further education, first class medical facilities, great urban open spaces and superb countryside on its doorstep,” said Cllr John Williams, Leader of the Council.
“But Taunton needs to be competitive and provide high quality facilities to attract continued inward investment and satisfy the needs of its growing population and the mix of uses proposed achieves just that.”
Deputy Leader Cllr Mark Edwards, whose brief includes regeneration, added: “We have a proud history – but we are looking to a prouder future. We simply cannot afford to stand still. Our plans to regenerate Taunton town centre have been widely shared and we have already achieved a great deal.
“Our Taunton Rethink strategy places the River Tone at the heart of the town and includes a number of new and high quality pedestrian and cycle routes between the railway station, soon to be enhanced and transformed to face into the town, through Firepool, past the County Cricket Ground and along the river to Coal Orchard, the existing town centre and beyond.
“With the new quality connections in place, a walk from the Market House area through Coal Orchard and Firepool to the Railway Station would take about 10-15 minutes.
“There are proposals to improve the area around the Market House making use of the high quality spaces for markets and events as well as building on the existing retail and leisure offer. Much has already been achieved in the area, with the transformation of the landmark Market House building, turning the old castle into a world class museum and a number of high quality restaurants opening up in the past year.”
This month, leading UK regeneration specialist St. Modwen commenced delivery of the first phase of residential homes at its joint Firepool development in Taunton.
Acorn Property Group is delivering the 49 new dwellings, comprising of 45 apartments and four 4 bedroom family homes, on behalf of partner developers St. Modwen and Taunton Deane Borough Council. The homes mark the first phase of residential building at Firepool which is part of one of the largest regeneration projects currently underway in the South West.

“These 49 new homes, overlooking the River Tone are the start of residential development forming part of the wider Firepool regeneration which will see 17 acres of former brownfield land transformed into an exciting mixed-use scheme with a waterfront environment in the centre of the County town, all served by improved transport links.”

Our Vision for the Town Centre will be supported further by the completion of the Northern Inner Distributor Road later this year and the enhancement of Taunton Railway Station. Both of these major investments will front onto the Firepool site, showcasing Taunton as a great place to live, visit and do business.”
Situated at the heart of Taunton town centre, the £105m Firepool development is strategically located just two miles from junction 25 of the main M5 route along the South West corridor, adjacent to the new Northern Inner Distributor Road and mainline station linking to London Paddington in one hour and forty five minutes. A planning application for a vibrant mix of offices, new homes and apartments, shops and restaurants, and a cinema and hotel is due to be submitted though 2015.
